Per the rental agreement, rent is late if not paid by 5 pm MST on the 1st of the month. Legally, at that time you are late and can be served notice any time thereafter. Nestwell has agreed to give you a grace period on late fees until 5 pm MST on the 5th of the month. If payment in full is not received by that time, late fees will be charged to your account, and you will be served a 3-day pay or vacate notice.

If you are unable to pay rent within that three day period, please contact our office to make payment arrangements. If you do not follow through with the agreed upon payment arrangements, further legal action may be taken.
