Note about Unrelated Occupants vs Occupancy Limits:
Each city has its own rules about the number of unrelated occupants allowed to live together in a rental property. The maximum number permitted will be listed in each property’s description and will be cross-referenced with the number of bedrooms in the home.
If you would like to add additional roommates during your lease, you will need to:
First: Contact our office at support@nestwell.com. We will then seek approval from the owner. This is up to the owner of the property. They are not required to alter the current rental agreement and allow another resident.
Second: The prospective new resident will need to complete an application and pay the application fee here.
You need to notify our team who is applying and which property they are applying for. Email this info to support@nestwell.com
The applications processing team will work with the applicant to make sure they have all the required information and then complete processing it.
Third: Once approved, we will need to complete new rental paperwork to add the new resident to the lease. These documents are sent out through DocuSign and can be reviewed and signed electronically by each resident.
There is a $150 fee charged when there is a change of resident for the paperwork and processing that has to be done. That will be charged to the tenant ledger, so you must work out that payment.
The new resident agrees to take on equal responsibility for the home's condition as established at the time the original rental agreement was signed with the residents.
