FILTER DELIVERY PROGRAM:

Changing your air filters has never been easier. Changing filters is as easy as opening the front door because we deliver quality air filters to your front door every 90 days. This service helps you save up to an average of $250/year or 15% on your monthly heating and cooling bills, improves the indoor air quality in your residence, and reduces the hassles of repairs. 24/7 MAINTENANCE COORDINATION

We are on standby. It always seems like things happen after hours. This makes reporting those pesky maintenance issues easy and fast either online or by phone. All residents will have access to a 24/7 online maintenance portal for making online maintenance requests. This is also a scheduling software that makes setting appointments and communicating with vendors and ultimately resolving the maintenance issue quickly.

Definition of an Emergency: A sudden unforeseen crisis (usually involving danger) that requires immediate action. Fire, Flooding, Sewer Back-Up, Smoke, and Exposed Wiring.

In the case of an emergency, please call our office phone line at 801-268-4134 ext 2. Please listen to the prompts and be sure to leave your name, property address, and the issue if you receive a voicemail.

FREE ACH ONLINE PAYMENTS:

Paying rent online is now free. Through the Resident Portal, residents will be able to make ACH payments with no convenience fee charge. The third-party service that does the payment processing charges Nestwell Property Management fees to offer online payments, but through this agreement, there will be no additional cost to the resident. **Credit and Debit card payments will still be charged a fee to the resident.**

ONLINE RESIDENT PORTAL WITH REAL-TIME ACCESS

Access your documents and communication through our easy-to-use online portal. No need to track or store all your important documents. Residents can view any charges to their ledger, make online payments, view payment history, review important documents, and communicate with the Nestwell staff.

1X LATE FEE FORGIVENESS

During the current Lease Term, the Tenant shall receive the benefit of 1 late rent fee forgiveness. The late fee shall not accrue as long as full rent payment and any other monthly payments are paid no later than 7 days after the actual rent due date. In addition, the Landlord must be notified that rent will be late prior to the actual rent due date.

  • No Late Fee the First Time Rent is Paid Late.

  • Avoid One Late Fee to Get Back on Track and Paying on Time!

1X EVALUATION RESCHEDULING

We conduct regular property evaluations, and as listed in the terms of the Lease Agreement, there is a fee for canceling and rescheduling a previously scheduled evaluation. However, at Nestwell, we understand that life gets busy, and we will give you the option to cancel and reschedule one evaluation without being charged the fee as long as:

  • This is the first time you have rescheduled an evaluation during the current lease term.

  • One of the lease signers is the one requesting to reschedule.

  • The request comes in no later than 24 hours prior to the scheduled appointment.

We may find the technicians, but you can feel safe knowing they’re reputable, licensed, and insured for every job. Our vendors understand and do their best to adhere to Nestwell’s standards.
