Each property is different and has its own animal policy. The posted rules generally apply to typical household animals like dogs or cats. Some properties only allow dogs, small dogs, dogs under 50 lbs., cats only, etc. The details of the animal policy for each specific property are listed in the ad. The posted fees, deposits, and pet rents apply to dogs and cats if they are allowed. The standard fees are per animal and include an animal deposit of 20% of one month's rent (1/2 refundable / 1/2 non-refundable) along with $55/month in pet rent. Additional Fees for Dogs and Cats under 12 months: For puppies and kittens less than 12 months old, there is a non-refundable fee of $100 and a monthly charge of $10/month until the pet reaches 12 months of age.

Pets may be approved if they meet the following requirements: a good reference from the previous landlord for the pet's behavior, a complete veterinary medical history (including immunizations and sterilization) is provided, an additional pet deposit is paid and an additional monthly pet fee is agreed upon.

Nestwell Property Management MUST be notified of all animals, spiders, creatures of any type, etc. living in the home or they are unauthorized.

RESTRICTED BREEDS and ANIMALS for ALL PROPERTIES:

If approved, the fees for other small pets such as rabbits, rodents, small snakes, small reptiles, regular house birds, etc. are Pet Deposit of 10% of one month's rent (½ refundable/ ½ non-refundable) along with reduced Pet Rent of $35/month in pet rent.
