To further strengthen your protection, Nestwell has upgraded our master insurance policy to include Tenant Legal Liability Waiver (TLL) — a program designed to reduce your exposure to resident-caused losses while maintaining affordable, comprehensive coverage.

Here’s what this means for you as an owner:

No action is required on your part.

No increase in cost — the program remains $15.95 per month (resident-paid).

Coverage is the same or better than before.

Reduced likelihood of claims hitting your personal landlord policy.

This program creates an added layer of protection between resident negligence and your property insurance — helping preserve your claims history and mitigate risk.


PROGRAM DETAILS

Nestwell’s Tenant Legal Liability Waiver (TLL) program is designed to provide coverage for damages and losses resulting from covered resident incidents.

Premises Legal Liability Coverage

Provides protection against financial responsibility for property damage caused by covered resident incidents. This helps shield your asset from out-of-pocket repair costs resulting from accidental tenant-caused damage.

Limits and exclusions apply as defined in the Lease Addendum and master policy.


Covered Resident Protections Include:

Resident Contents Waiver

Up to $15,000 in replacement-cost coverage for residents’ personal belongings against specific perils such as fire or burglary (subject to a $500 deductible).

While this primarily benefits the resident, it significantly reduces disputes, delays, and potential friction after a loss — helping protect your reputation and streamline recovery.

Additional Living Expense Coverage

If a covered loss temporarily makes the home uninhabitable, this coverage helps offset the resident’s temporary housing costs, reducing disruption and helping preserve tenancy stability.


MAKING A CLAIM

If a covered incident occurs, Nestwell manages the claims process to ensure efficiency and minimal disruption to you.

Residents are instructed to:

• Submit required documentation (receipts, proof of loss, etc.) within the required timeframe

• Cooperate with the claims team as needed

Claims are handled directly through the program’s claims administrator:

Nestwell oversees the process to help ensure repairs are handled promptly and professionally.
