Fireplace Policy

1. Wood-Burning & Hand-Lit Fireplaces

Wood-burning fireplaces and any hand-lit fireplaces are designated as decorative use only.

This means:

  • Tenants are not permitted to burn wood, pellets, paper, or any combustible materials.

  • These fireplaces must not be used to produce heat or flames.

  • They serve aesthetic purposes only and may not be operated under any circumstances.

This policy protects against fire hazards, smoke damage, chimney issues, and liability concerns. An addendum will be added to the lease agreement for the tenant to outline that the fireplace is decorative use only.

2. Gas Fireplaces (Switch-Operated Only)

Only gas fireplaces that operate by an ON/OFF switch are permitted for tenant use.

Usage guidelines:

  • Tenants may operate switch-controlled gas fireplaces as intended by the manufacturer.

  • Any fireplace requiring matches, lighters, pilot lighting, or manual ignition is not permitted for use.

  • Gas fireplaces must be in safe, working order before a tenant is approved to use them.

  • If a gas fireplace is not functioning or poses a safety concern, it must be turned off and treated as "not for use" until repaired.

3. Violations

Improper use of fireplaces—especially burning wood in decorative-only units—can result in:

  • Tenant charge-backs for cleaning, repairs, or damages

  • Lease violations

  • Potential safety enforcement actions
